Buy Rent and Hold is the most basic of investment real estate. It is also appropriately named. You buy a property then you find a renter to live in the property and pay you rent. The premise is simple, but to execute successfully and consistently takes some knowledge and practice. The golden rule of a Buy Rent and Hold property is to buy a property that will cashflow. This means that every month, after all your expenses are paid, there is some money left over. To do this there is a fair amount of diligence that must be done on a property and you need a good team to help you find and finance these properties.
Buy Rent and Hold properties have a significant advantage that when they are cashflowing, the investor is never put in a position where they must sell. If the market drops for a period of time, the investor can simply ride it out as the investment does not have a net holding cost. This is the precise reason that I choose it as my go to.
