Fix and flip is the glamourous fast cash type of real estate. Buy a property that is undervalued or has some way that you can quickly add value, then you add the value and sell it at a profit. This is the type or real estate investing that you see on TV frequently. On these TV shows they make it seem so easy. If it was, why wouldn’t everyone do it?
This type of investment can make you cash in a short period of time and is often used to build cash for the required down payment for a Buy Rent and Hold property. Beware of this type of real estate. It is not super simple. A lot of diligence needs to be done before doing a fix and flip.
Some concerns with flip are that you can underestimate costs, underestimate how long it would take and/or you can underestimate your added value. Worse yet, if the market drops in the middle of your Flip, you can lose all your invested time and money or more.
Fix and Flip when done correctly and a little luck, you CAN make some quick cash, but you can also be forced into a position where you have to sell at a loss. I would suggest getting help from someone with some experience before attempting one of these.
